Scheduled walk-throughs with photo reports for owners who are not on site. Weekly through winter, or monthly year-round.

Full system blowout and shutdown, coordinated with the fall visit to hit the right window before the first freeze.

Joint topping, gravel reset after plowing, edge repair, and re-leveling of stone that has shifted.
“Cleanup” undersells what these visits actually accomplish. Each one is timed against a hard deadline, and missing the window has real consequences.
Needle and leaf litter is fuel. The material that accumulates against a foundation, under a deck, and in gutters is exactly what embers land in. Clearing it twice a year is the first five feet of defensible space.
Fall is the irrigation deadline. Cleanup and irrigation winterization land in the same window for a reason. Water left in a line through a Durango winter splits it. The repair shows up in April.
Snow load breaks things. Untrimmed limbs over a roof, a driveway, or a fence come down under load. Cutting them in October is a maintenance visit. Clearing them in January is an emergency call.
Every spring we get called to properties where the problem is something that should have been handled the previous October.
